Position Summary The Assistant Project Manager supports the day-to-day administration, coordination, scheduling, and documentation of commercial construction projects from preconstruction through closeout. This position works closely with the Director of Construction, subcontractors, owners, and project stakeholders to ensure projects remain organized, properly documented, and on schedule. The role also provides an opportunity for continued development into a Project Manager position as the Commercial GC Division grows. Essential Duties The following duties are representative of the position and are not intended to be all-inclusive: Maintain project files, contracts, subcontracts, RFIs, submittals, change orders, meeting minutes, and project logs. Track project schedules, milestones, procurement lead times, and potential delays. Coordinate scheduling, documentation, and communication with subcontractors, vendors, owners, and project stakeholders. Assist with project budgets, cost reports, pay applications, change orders, and cost tracking. Support subcontractor compliance by tracking insurance, bonds, W-9s, lien waivers, certified payroll, and required documentation. Prepare project status updates, meeting minutes, and owner-facing correspondence. Support project startup, permitting, inspections, mobilization, and closeout activities. Track punch lists, warranties, as-built documents, O&M manuals, lien releases, and final turnover documentation. Maintain required safety, OSHA, inspection, and regulatory documentation. Support prevailing wage, certified payroll, and Davis-Bacon compliance when applicable.
