The Director, Asset Management will serve as a key partner to the Head of Asset Management and provide senior leadership across the full asset management life cycle of ESR’s logistics and distribution centre portfolio in Japan. The role will combine portfolio-level judgement, hands-on execution and team leadership to enhance asset performance, manage risk and support the continued growth of the platform.

Key Responsibilities: • Demonstrate visible leadership within the Asset Management team by setting priorities, coaching and mentoring team members, delegating effectively, strengthening collaboration and accountability, and building succession capability.
• Represent ESR professionally and build trusted, long-term relationships across the real estate and investment community.
• Lead the full asset management life cycle for assigned logistics assets, including post-acquisition transition, business planning, leasing strategy, operations, capital expenditure, financing and refinancing, valuation, disposition planning and transaction execution.
• Own asset and portfolio business plans, annual operating and capital budgets, forecasts and performance reviews; critically assess variances, risks and opportunities and drive timely corrective actions.
• Drive initiatives to grow NOI, occupancy and tenant retention, improve operating efficiency and enhance long-term asset value in partnership with Leasing, Property Management, Development and other specialist teams.
• Represent Asset Management in investor and fund reviews, investment committee materials, portfolio strategy discussions and other senior-level presentations.
• Lead high-level communication, reporting and negotiations with investors and joint-venture partners, lenders, trust banks, tenants, property managers, valuation firms, insurance brokers, advisers and service providers.
• Coordinate cross-functional execution with Fund Management, Investment, Finance, Accounting, Tax, Legal, Compliance, Leasing, Development and Property Management teams.
• Support acquisitions, dispositions, refinancing and other capital events through strategic evaluation, due diligence oversight, integration planning and execution leadership.
• Provide senior oversight of asset management reports, cash-flow projections, valuations, approval papers, lender materials, investor reporting and other key deliverables, ensuring accuracy, timeliness and clear accountability.
• Maintain strong portfolio governance and risk controls, including compliance with investment mandates, financing terms and covenants, contracts, internal policies and applicable requirements.
