Position Summary: The Maintenance Supervisor is responsible for ensuring the smooth running of upkeep or repair operations. An excellent maintenance supervisor must be reliable and have a great eye for detail. They must have technical skills and knowledge of various crafts such as carpentry, plumbing etc. Leadership and knowledge of administrative tasks such as scheduling are essential. The goal is to ensure that facilities are always in a good and safe condition. Performance Objectives: Maintain the integrity of all physical structures, meet safety standards, and ensure a well-maintained living environment for community members, visitors, and team members Ensure the community meets the Company’s curb appeal standards for show quality by daily inspecting community Anticipate, identify and resolve maintenance issues in a timely manner Plan and distribute daily work orders to maintenance staff Lead ongoing property maintenance and improvement plans and assist with quarterly inspections Maintain a clean work area, tools, and equipment. Responsible for obtaining, maintaining, care, and inventory of all supplies and equipment owned by the property and/or the management company Achieve high expectations for the upkeep of the community and swiftly address maintenance concerns Practice proper safety techniques in accordance with Company, property, and departmental policies, procedures, and standards by immediately reporting any mechanical or electrical equipment malfunctions, employee/visitor/resident injuries or accidents, or other safety issues Responsible for reporting unusual or extraordinary circumstances regarding the property and/or residents Train maintenance staff on procedures, safety standards, and workmanship Requirements Key Competencies: Strong leadership abilities: Demonstrated capacity to effectively lead and supervise maintenance staff, providing guidance, support, and motivation to ensure high-quality work performance and team cohesion. Problem-solving capabilities: Resourceful in identifying and resolving maintenance issues, utilizing critical thinking and troubleshooting skills to implement effective solutions and minimize downtime and disruptions.
