Position Overview The Maintenance Technician is responsible for maintaining the facilities, infrastructure, common areas, amenities, and building systems throughout the Golden Oak community and assigned support areas. This role requires a hands-on, proactive technician who can identify, troubleshoot, and resolve maintenance needs while maintaining the high standards of appearance, safety, discretion, and service expected within a luxury residential and hospitality environment. The position supports the overall functionality and presentation of the property and provides professional, responsive service to residents, guests, vendors, and management. Key Responsibilities Perform routine maintenance and repairs to common areas, buildings, amenities, infrastructure, and community equipment. Conduct proactive property inspections to identify maintenance needs, safety hazards, appearance concerns, and potential code or operational issues before they become larger problems. Troubleshoot maintenance issues, determine the appropriate course of action, complete repairs within the technician's training and qualifications, and recommend or coordinate vendor support when specialized service is required. Perform preventative maintenance on lighting, plumbing, electrical, HVAC, mechanical, irrigation, doors, gates, pumps, motors, and other building or community systems as assigned. Perform inspections and preventative maintenance of fountains and water features, including water clarity, chemistry testing, filtration, circulation, pumps, and related equipment, as trained and authorized. Complete basic carpentry, drywall, painting, pressure washing, hardware, fixture, flooring, and minor hardscape repairs as needed. Maintain community common areas, walkways, parking areas, recreational facilities, and amenities in a clean, safe, first-class, and show-ready condition. Complete work orders promptly and professionally, including documenting findings, corrective actions, photos, materials used, and follow-up needs in the designated computerized maintenance management system, such as MaintainX. Respond promptly to urgent maintenance conditions and after-hours emergencies when required, including taking appropriate action to secure an area, limit damage, and communicate with management. Coordinate and support outside vendors and contractors when work requires specialized licensing, certification, equipment, or expertise. Operate and maintain hand tools, power tools, ladders, vehicles, and maintenance equipment safely and in accordance with manufacturer guidelines and company standards. Maintain inventory of maintenance supplies, parts, tools, and materials and notify management when replenishment, repair, or replacement is needed. Provide light cleaning and appearance-related support necessary to maintain community standards and address immediate presentation concerns.
