Part - Time Position Overview: We are seeking a skilled and reliable Property Management Maintenance Technician to join our team. In this role, you will be responsible for performing routine and emergency maintenance tasks, ensuring that our properties remain in excellent condition. The ideal candidate will have a strong background in general maintenance, a customer-focused attitude, and the ability to work independently as well as part of a team. The Maintenance Technician is responsible for promptly responding to all requests for the repair and maintenance of all equipment, grounds, and buildings. This position rotates on-call responsibilities. Key Responsibilities: Routine Maintenance: Perform regular inspections and maintenance of property systems, including HVAC, plumbing, electrical, and mechanical systems. Repairs: Address and resolve maintenance issues reported by tenants or identified during inspections. This includes tasks such as fixing leaks, repairing appliances, and addressing electrical problems. Emergency Response: Respond promptly to emergency maintenance requests, including after-hours calls as needed. Property Upkeep: Ensure that common areas and individual units are clean, safe, and well-maintained. This includes tasks such as painting, drywall repair, and landscaping. Vendor Coordination: Coordinate with external contractors and vendors for specialized repairs or services, ensuring work is completed to satisfaction and in a timely manner. Documentation: Maintain accurate records of maintenance activities, repairs, and inventory of supplies. Compliance: Ensure all maintenance work complies with local building codes, safety regulations, and company policies. Customer Service: Provide excellent service to tenants and respond to their maintenance requests professionally and courteously. Additional Duties • Completes projects as determined by the Maintenance Supervisor • Actively seeks out other tasks when current work is complete • Participates in ongoing education and training • Other duties as assigned Requirements Essential Behavior Requirements - Customer Service: Displays a professional sense of urgency when communicating and interacting with customers, coworkers, and the public in a way that exceeds the customer’s wants and needs.
