The Operations Director creates and maintains a first choice shopping destination, ensures efficient and effective operations of the center while maintaining positive and productive relationships with vendors, tenants, shoppers, and the local community. This position requires a comprehensive understanding of operations methods and understands the need to increase profitability while keeping common area costs under control. ESSENTIAL JOB DUTIES AND RESPONSIBILITIES: Lead all shopping center operations, including facility maintenance, mechanical systems, construction activities, safety programs, and regulatory compliance. Oversee property maintenance, housekeeping, contracted services, and preventive maintenance programs to ensure a clean, safe, and well-maintained environment. Partner with the General Manager to develop and manage operating budgets, financial forecasts, strategic business plans, and capital improvement plans to maximize NOI and asset value. Manage capital projects, operational contracts, procurement activities, vendor relationships, and service agreements while ensuring quality, cost control, and policy compliance.
