About the Opportunity
Lead leasing across a mix of creative office and large-format spaces at Industry City. We are seeking a Vice President of Leasing who can develop new business, build relationships with prospective tenants, and manage transactions from initial outreach through signed lease. The role involves working with businesses whose space needs may call for creative solutions and careful coordination through delivery.
Reporting to the SVP of Leasing, the VP will help shape leasing strategy while independently pursuing opportunities and moving deals forward. This role calls for more than an established broker network. The VP must be able to recognize an opportunity, understand how a business would use the space, and work through the financial, physical, and operational questions that determine whether a deal makes sense.
The right candidate brings an entrepreneurial approach, with strategic marketing acumen, and the ability to generate interest in the property. They are comfortable working with brokers and reaching business decision-makers directly, negotiating complex terms, and finding solutions when a deal does not follow a standard template.
Key Responsibilities
Develop a pipeline of prospective tenants through direct outreach and canvassing of brokers, business owners, and senior executives, as well as referrals and market intelligence.
Build relationships with prospective tenants to understand their businesses, space needs, and potential fit at Industry City.
Partner with the SVP of Leasing on leasing priorities, strategic marketing positioning, and outreach initiatives to attract prospective tenants.
Conduct site tours with brokers and prospective tenants, and identify practical ways available space could meet their requirements.
Independently lead transactions from initial inquiry through proposals, letters of intent, business-term negotiations, and lease execution, working with Industry City’s legal team and outside counsel.
Partner with Asset Management to vet prospective tenants, assess lease economics, and prepare leasing reports and analyses.
Consider how each prospective use contributes to Industry City’s tenant mix and creates opportunities for businesses at the property to work together.
Work with Development, Operations, Property Management, and other colleagues to address buildout and space delivery requirements and support a smooth move-in for new tenants.
Lead leasing-related projects and outreach efforts, keeping the appropriate teams informed as opportunities move forward.
Maintain knowledge of competing properties, prospective tenant demand, and New York City market trends to inform leasing recommendations.
Represent Industry City with brokers, prospective tenants, and other industry contacts, including at relevant industry events.
